Our Custom Owner Builder Packages are designed to rigid I B C (International Building Code) standards which are the most stringent of all building codes. Each Home is carefully measured , all headers, cripples, studs and OSB are included as well as complete truss packages. Exterior walls are 2" x 6" which give you plenty of strength and room for a full 6" of insulation.

Don't confuse an owner builder home with a modular home the differences are astounding. Greene Homes offers 40 different homes to choose from .Plan changes are possible on all homes for a nominal fee- try changing a modular home or track home plan!! Most banks wont refinance a modular after 5 years (this will make it terribly hard to resell if you want or need to move). Don't be fooled by all the fancy appliances and window coverings Its what's underneath that's important. The lack of third party inspections leaves the door open to let mistakes slide and cover up faulty materials. There are many upgrades available for every Greene Home from roofing to siding to doors and windows! All Greene Homes are field inspected (by third party inspectors usually city or county inspectors) and meet the toughest code to date the I B C code (as well as local or city building codes). All Greene Homes are stick built homes not factory built. Greene Homes Offers a unique Owner Builder package that is hard to beat, as little as $1000 dollars out of pocket, no payments until your home is done (Time restrictions apply), all materials , home package, construction financing, subcontractors to finish the inside of your home and even the land can be paid for out of your loan (owner builder must qualify and home appraisal must meet loan to value criteria) . You act as the General Contractor and make monthly draws to pay your subcontractors . Once your home is complete the construction financing is rolled into a permanent loan (you only have to qualify once).

Ok so I'm convinced - How do we get the ball rolling?
The first step is to fill out the registration form on Jamesgreene.info web site or call James Greene at 303-591-8500. Everything starts with the registration form (doing this shows us that your serious about building your own home), this step requires you to invest $50.00 in your future!
Greene Homes will send out a personalized package upon receiving your registration form to get you pre-qualified. Once they receive all the necessary documents from you it only takes a couple of weeks until we come out and pick out, budget, price , modify the plans (if necessary), pick out upgrades and order your Custom Owner Built Dream Home!
Well the only thing left is to schedule the delivery date of your home (usually about 4 weeks) , That gives you ample time to get things started on the contractor part of the job. ie permits, excavation, foundation, plumbing and electrical rough ins.

Would you believe me if I told you that being the general contractor on your home is going to make you money?? Sweat equity (your time and labor that's not paid to you in cash) can be quite substantial. If you purchase a modular home it will depreciate as fast as a car and cost you money. A Greene Homes Package Built By You as the general contractor will give you the benefit of sweat equity from the start and continue appreciating as long as you own the home. Now that's worth thinking about!! Start out with equity that you made building the home, you can do as much of the building as you are capable of and put that labor in your sweat bank as well!!
